Enterprise Services Division has an opening for an Insurance Product Services Manager (IPSM); this position is integral to FM Global’s Insurance Product Delivery (IPD) team. Reporting directly to the Regional Insurance Product Services Manager, the IPSM plays a critical role in leading a team of specialists in the production and timely delivery of high-quality underlying policies, invoices, and related insurance products. The IPSM will collaborate with Workflow Leads, IPD Management, Global Services and Product Teams to ensure FM Global delivers exceptional service to its clients, brokers, and partners. This role will be based in our Dallas operations, with management of insurance product specialists located across the Eastern and Central time zones of North America. As such, the successful candidate’s working day will allow for the flexibility to align to these geographic areas.
Some travel for business meetings is required.
Depending on the level of the candidate's skill and experience this position may be eligible for alignment to Insurance Product Services Manager I or Insurance Product Services Manager II. Varying levels of experience and qualifications will be considered.

This position is accountable for developing underwriting, relationships, and engineering skills. This is while providing assistance to the Account Manager, primarily with underwriting, policy issuance and invoicing. Individuals in this position will complete all necessary training in underwriting, engineering, relationships, client servicing and sales as outlined in a specific development plan. This could extend to basic engineering training based on a candidate’s experience. It is expected that people in this position will develop the skills, experience, and knowledge to ultimately transition into more advanced underwriting roles or account management.

The Buyer, Car Fleet specialist position is specifically focused on supporting the North American car plans which includes a fleet of over 1,500 vehicles and drivers.
Schedule & Location:
This is a non-exempt hourly, office-based position in Johnston, Rhode Island. The schedule requires the employee to work on-site four days per week. The schedule is Monday through Friday 37.5 hours per week with flexible start and stop times based on business needs. Employees must work on-site, Mondays, Wednesdays, and Thursdays, and either Tuesday or Friday may work remotely, depending on business needs.

Summary:
Conduct a variety of analyses focused on real estate strategies in support of the acquisitions, asset management, and operations of Hobbs Brook Real Estate's commercial investment portfolio.

Responsibilities:
- Responsible for collection, input, manipulation, and aggregation of large data sets from multiple sources to identify key issues, cost trends, and opportunities. This includes the preparation and manipulation of outputs from pivot tables, comparison tables, reports and sensitivity analysis utilizing Argus, Microsoft Excel, and other real estate investment analytical platforms.
- Analysis of financial impact of real estate transactions using net present value, IRR, net book value, and company processes. Reviews the accuracy of the information provided and responds to requests from management.
- Prepares financial and other analyses across a range of deliverables, including market plans, benchmarks, scenario models, financial underwriting, trend analysis, transactions and development summaries, dashboards, and reports. Facilitates the maintenance and reporting of benchmarks and performance metrics.
- Conducts key market research on industry best practice, benchmarks, comparable and other issues of concern.
- Responds to information requests from Asset Management and Senior Leadership.

Summary:
Direct property operations, leasing, and capital deployment to drive investment strategy, value creation, and outperformance. Monitor asset performance against various benchmarks, such as client objectives, pro-forma metrics, budget, and other market benchmarks. Oversee property management, leasing, accounting, legal, appraisal, tax, research personnel, and third-party consultants to develop and implement annual business plans. Maintain effective communication with Senior Leadership regarding investment management, including physical, financial, and leasing performance. Stay informed about capital markets activity in the region and establish credibility.
Conduct market visits and property inspections for assigned assets. Engage in the appraisal and internal valuation process to provide accurate and timely feedback via technologies including ARGUS, Microsoft Excel, VTS, amongst others.
Assist Hobbs Brook Real Estate (HBRE) with potential new acquisitions and dispositions, working collaboratively with transactions, dispositions, engineering, and closing groups on investment execution and due diligence. Review and approve various documents related to asset operation and marketing, including management agreements, leasing agreements, and service contracts.
Develop productive working relationships with property management, engineering, leasing, legal, and accounting.
Schedule & Location:
This is an exempt, office-based position in Waltham, MA. Travel required to other markets and owned properties as needed, locally. Occasional travel to Atlanta and Chicago as needed.
